In order to maintain competitive access to the attention of buyers, mass media, and investors, other market players were forced to reach the benchmark set by A-100 in this and subsequent projects. Thus, this project marked the beginning of a 10-year revolution in the quality of the residential environment of new commercial neighborhoods in Belarus.

And our client, not least due to the value system and architectural development strategy we developed, continued to stay one step ahead of the market.
While working on this project, we were simultaneously brought in by A-100 to develop a long-term strategy for their growth, and in this project, we tested all the techniques that later became the foundation for the work of both our studio and other bureaus working on A-100's later projects
STORY
A-100 Development approached us in 2013, at the moment when it was making a leap from being one of many developers to becoming an absolute market leader.

By that time, the state design institute had already developed a block of 5 typical panel houses, and we were tasked with radically rethinking the entire project within the framework of a cohesive environmental concept in order to bring a unique game-changer to the market in the affordable housing category – and create an overwhelming gap in the perception of the client's brand.
CONCEPT
AFFORDABLE HOUSING SHAPES THE PERCEPTION OF A WHOLE NATION ABOUT DIGNITY AND WHAT IS WORTHY. ARCHITECTURAL THINKING ALLOWS US TO COMPLETELY CHANGE THE QUALITY OF THE ENVIRONMENT OF AFFORDABLE HOUSING THROUGH CREATIVITY, BY TRANSFORMING EXISTING RESOURCES:

TREES THAT GREW ON THE SITE BEFORE CONSTRUCTION; SOIL EXCAVATED FROM THE FOUNDATION... WE WILL CHANGE THE ENVIRONMENT WITHOUT INCREASING COSTS, AND THE CLIENT WILL BENEFIT FROM THE SPEED OF SALES
WHILE DEVELOPING THE FACADE SOLUTIONS, WE, ON THE ONE HAND, WORKED ON REDUCING THE PERCEIVED HEIGHT OF THE DEVELOPMENT TO A HUMAN SCALE, AND ON THE OTHER HAND, FOCUSED ON THE QUALITY OF FACADE PERCEPTION NOT IN THE CONVENTIONAL SUNSHINE OF STANDARD RENDERS, BUT IN REALISTICALLY SIMULATED GLOOMY BELARUSIAN WEATHER, JUST AS HISTORICAL CREATORS OF THE UNIQUE "VILNIUS BAROQUE" STYLE DID
IN 2013, THE USE OF PANEL CONSTRUCTION TECHNOLOGY IN BELARUS REMAINED TRAPPED IN THE OUTDATED AND DREARY LATE-SOVIET SCHEMES, WHICH INVOLVED CREATING PALE, COMPLETELY LIFELESS AND UNINSPIRING 7-10 STORY BUILDINGS WITH LARGE GAPS AND OVERCROWDED PARKING. THE TYPICAL SERIES M464-U1, WHICH WE DISTANCED OURSELVES FROM, WAS USED TO CREATE SUCH EYESORES AS SEEN IN THE PICTURE

OTHER DEVELOPERS HAD ALREADY BEGUN TO LOWER THE NUMBER OF FLOORS IN FAVOR OF DENSITY AND ENVIRONMENTAL QUALITY, BUT STRIKINGLY IGNORED THE UX OF THE DEVELOPMENT – AS IN THE 2013 PROJECT IN A SIMILAR NICHE, COMPLETELY LACKING BALCONIES!
APART FROM MODIFICATIONS TO THE FACADE, ROOF, BALCONIES, AND ROOFING, WE, FOLLOWING THE LONG-TERM STRATEGY WE DEVELOPED FOR A-100, FOCUSED ON ORGANIZING THE LANDSCAPE, INCLUDING THE SEPARATION OF CAR, BICYCLE (E-SCOOTER, ETC.), AND PEDESTRIAN TRAFFIC, INDIGENOUS GREENSCAPING, AND MICRORELIEF ELEMENTS (SEE DIAGRAMS FROM THE STRATEGY)

ALTERNATING IT WITH SECTIONS OF MOWN GRASS. INDIGENOUS VEGETATION PROVIDES BIODIVERSITY, NESTING SITES FOR BIRDS, A PICTURESQUE MULTI-STAGE BLOOMING, WHILE THE GRASS SECTIONS CREATE A SENSE OF ORDERLINESS, NEATNESS, AND A PLACE FOR CHILDREN'S GAMES, ETC. THUS, BOTH EXTERIOR AND EXEMPLAR INTERIOR SOLUTIONS WERE DIRECTED TOWARDS COMMUNICATION WITH THE TARGET AUDIENCE. ARCHITECTURE AS A MEANS OF COMMUNICATION AND BUILDING A LIFESTYLE IMAGE IS A UNIQUE FEATURE OF OUR STUDIO'S APPROACH, WHICH ALLOWS US TO REGULARLY CREATE A SYNERGY BETWEEN THE CLIENT'S COMMERCIAL INTERESTS AND A REVOLUTION IN A SPECIFIC CONSUMER EXPERIENCE SEGMENT
PARALLEL TO OUR WORK ON THE OVERALL CONCEPT, ADJUSTMENTS TO ARCHITECTURE, MASTER PLAN, LANDSCAPING, AND DESIGN CODE, A-100 DEVELOPMENT EMPLOYEES AND PARTNERS MADE ADJUSTMENTS TO THE LAYOUTS OF TYPICAL APARTMENTS AND DEVELOPED EXEMPLARY DESIGN SOLUTIONS. SYNCHRONIZATION OF PROCESSES ALLOWED US TO EFFECTIVELY CONSIDER THE FUTURE USER EXPERIENCE, CONNECTING THE EXPANSION AND GLAZING OF BALCONIES, LOGGIAS, AND BAY WINDOWS WITH THE CHANGES IN INTERIOR LAYOUTS INTO A SINGLE SPACE WITH ENHANCED COMFORT
IN THE INTERIORS OF THE ATTIC APARTMENTS, THE POTENTIAL OF THE MEZZANINE SPACE WITH A LOFT WAS MAXIMALLY UNVEILED, WITH LIGHT COMING THROUGH THE WINDOWS THAT WE HAD ENLARGED

WE MUST FORM THE ENVIRONMENT OF NEW, BETTER AFFORDABLE HOUSING BASED ON HOW RESIDENTS USED TO IMPROVE THEIR CONDITIONS IN OLD ANALOGUES. WE NEED TO CREATE SPACES FOR STORING STROLLERS AND BIKES SO THEY DON’T OCCUPY BALCONIES. WE NEED TO EXPAND THE BALCONIES SO THAT IN THE SUMMER, THEY CAN ACCOMMODATE A MINI-LIVING ROOM, NOT JUST CLOTHES FOR DRYING... AND SO ON. LET'S WORK!

THE ORIGINAL SLANTED SUPPORTS OF THE ENTRANCE, AMONG WHICH A SIMILAR DRAINAGE SYSTEM IS CONCEALED, ALLOWED US TO CREATE A VISUALLY AND TACTILELY "HUMAN" SCALE FOR THE DEVELOPMENT, DESPITE THE OVERALL COST REDUCTION OF THE FACADES. IN THIS PROJECT, WE WERE THE FIRST IN BELARUS TO TURN TO DARK TONES OF FINISHING, INCLUDING COLD DARK GRAY, THEREBY SETTING THE TREND FOR THE NEXT 10 YEARS IN FINISHING, PARTICULARLY FOR MORE STATUS-ORIENTED FACADES

IN THIS PROJECT, WE OVERCAME THE LONG-STANDING FEAR OF DEVELOPERS OF AFFORDABLE HOUSING REGARDING THE GLASSING OF ENTRANCE DOORS. THE GLASSING MADE THE ENTRANCES AND THE ADJACENT TERRITORY COZY AND SAFE, AND IT ALSO PROVED THAT IF THE GLASS IS PROTECTED FROM ELEMENTARY DAMAGE DURING NORMAL USE OF THE ENTRANCE, IT DOES NOT INCREASE, BUT RATHER PREVENTS THE RISK OF VANDALISM — CREATING GREATER TRANSPARENCY IN THE ENVIRONMENT

THE MOST CHALLENGING PART WAS MONITORING THE WORK ON SITE – FOR EXAMPLE, PRESERVING EXISTING TREES.
